For Buyers
In most cases, the seller pays the buyer's agent commission — so you don't pay me directly out of pocket. That said, buyer agency agreements and compensation structures have evolved, so I'll always be upfront and transparent about how it works for your specific situation before we start.
Once you're pre-approved and actively looking, it depends on the market and how quickly we find the right fit. After you go under contract, closing typically takes 30–45 days. Some deals move faster, some take longer — I'll set realistic expectations based on your exact situation.
Pre-qualification is a rough estimate based on what you tell a lender — no verification required. Pre-approval means a lender has actually reviewed your financial documents and credit, and is willing to commit to a loan amount in writing. In Tampa Bay's competitive market, pre-approval is what you need.
Florida flood insurance is one of the most important — and most overlooked — costs for buyers here. Depending on the flood zone, you could be looking at anywhere from a few hundred to several thousand dollars per year. I always factor this into the true cost of any home we look at together so there are no surprises at closing.
Both have real pros and cons. New construction often means builder incentives and modern finishes, but longer timelines, HOA restrictions, and sometimes inflated pricing. Resale gives you established neighborhoods and faster closing, but may need updates. The right answer depends on your budget, timeline, and priorities — and I'll help you think through both.
For Sellers
I pull recent comparable sales in your neighborhood, analyze active competition, look at days on market trends, and factor in condition and updates. I don't use automated estimates or guesswork — I give you a number backed by real data that I can defend to any buyer.
Selling costs typically include agent commissions, title fees, and potential closing cost contributions to the buyer. I'll walk you through a full net sheet before you sign anything so you know exactly what you'll walk away with — no surprises.
Not always — it depends on the repair, your budget, and the market. Some improvements have strong returns; others don't. I'll walk through your home and give you an honest opinion on what to address and what to leave alone. Spending money on the wrong things is just as costly as doing nothing.

I've been in Tampa Bay for over 20 years. I've watched neighborhoods transform, prices shift, and entire communities change character in a matter of years. The number one mistake I see buyers make isn't about the house — it's about the neighborhood. They fall in love with a zip code they can't afford and spend months frustrated, or they settle for an area they don't understand and regret it six months later. Here's how to do it right.
This is the most important thing I can tell you. When people say "Tampa Bay real estate" they're talking about a region that includes Hillsborough, Pinellas, and Pasco counties — three completely different markets with very different price points, lifestyles, and inventory levels.
What $350,000 buys you in Riverview — a newer 3-bedroom home in a master-planned community with a pool — is completely different from what it buys you in South Tampa, where that same budget might get you a smaller older home that needs updates on a tiny lot. And in St. Pete Beach? $350,000 barely gets you in the door.
Before you fall in love with a neighborhood, you need to understand what your budget actually buys there. That conversation — the honest one — is the most valuable thing a good agent can give you.
Your mortgage payment is just the beginning. In Florida, there are costs that catch buyers off guard every single time — and they vary dramatically by neighborhood.
Flood insurance. This is the big one. Depending on the flood zone your home sits in, you could be paying anywhere from $800 to $5,000+ per year just for flood coverage. Some waterfront communities that look affordable on paper become very expensive once you factor in insurance. Always ask about the flood zone before you fall in love with a property.
HOA fees. Master-planned communities in areas like Wesley Chapel, Riverview, and Westchase often come with HOA fees ranging from $100 to $500+ per month. Some include amenities like pools, gyms, and lawn care — others are just restrictions with a fee. Know what you're paying for.
Property taxes. Pinellas County and Hillsborough County have different millage rates. A home at the same price in two different counties can have meaningfully different tax bills. Factor this in before you fall in love with a number.
Every market shifts, so use this as a general guide — not gospel. This is based on what I'm seeing right now.
Under $300,000
You have options, but you'll need to be flexible. Look at areas like Pinellas Park, Kenneth City, parts of Largo, and some pockets of St. Petersburg. Condos and townhomes become more realistic than single-family homes at this price point in most areas. Older homes that need cosmetic updates are common.
$300,000 – $450,000
This is where the market opens up. Riverview, Brandon, parts of Clearwater, Seminole, and Dunedin become very accessible. You can find solid 3-bedroom single-family homes with good school districts. Wesley Chapel at the lower end of this range. South Tampa at the higher end — but you'll be looking at smaller or older homes.
$450,000 – $650,000
Wesley Chapel, Westchase, New Tampa, and parts of South Tampa become very workable. You're looking at newer construction, larger square footage, and in some cases waterfront or pool homes depending on the area. This is also where Dunedin and Safety Harbor start to shine.
$650,000+
South Tampa, Clearwater Beach, St. Pete Beach, Belleair, and waterfront properties across the bay open up significantly. New construction in premium communities. This is also where you start to see truly spectacular waterfront opportunities.
Beyond price, here's what I ask every buyer before we start looking:
How far are you willing to commute? Tampa traffic is real. Living in Wesley Chapel sounds great until you're sitting on I-75 for 45 minutes every morning.
Do school districts matter to you? This dramatically affects your options and your budget. Top-rated districts command premium prices.
Do you want walkability or land? St. Pete and parts of Tampa offer walkable urban lifestyles. Riverview and Wesley Chapel offer space and newer construction. They are very different ways to live.
How do you feel about flood risk? Some of the most beautiful areas in Tampa Bay are in flood zones. That's a lifestyle and financial decision only you can make — but you need all the information to make it.
New construction or established neighborhood? Both have real tradeoffs. New construction means warranties and modern finishes but longer timelines. Established neighborhoods have character and mature landscaping but may need updates.
Picking the right neighborhood isn't about finding the most glamorous zip code your budget can touch. It's about finding the place where your budget works comfortably, your lifestyle fits naturally, and you're not stretching so thin that owning the home stops feeling like a win.
I've had this conversation with hundreds of buyers over the past decade. The ones who are happiest a year after closing are the ones who were honest with themselves about what they needed — not what they thought they were supposed to want.

Ten years. Hundreds of showings. I have seen things. Most of them I've kept to myself out of professionalism. But today? Today I'm sharing. Because if you've ever bought or sold a home, you deserve to know what your agent is silently processing while keeping a completely straight face.
No addresses. No names. Just the pure, unfiltered reality of what happens when you open a lockbox and step inside a stranger's life for 20 minutes.
I love animals. I really do. But when you've been told the home will be "pet free" for the showing and I open the door to seventeen cats staring at me from various heights around the room — that's a lot to process. I've learned to keep my expression completely neutral while internally calculating whether my buyer noticed the scratching on every single door frame. They noticed. We all noticed. Nobody said anything.
Sellers are supposed to leave during showings. This is the rule. It is a good rule. It exists because buyers cannot comfortably picture their life in a home while the current owner is standing in the kitchen giving them a room-by-room narrated tour they did not ask for. I have gently redirected many a well-meaning seller. Some of them followed me back outside. One of them did not. He was still there when we left. In the kitchen. Waving.
I have walked into homes that smelled like lavender and fresh cookies and thought "this is going to sell in a weekend." I have also walked into homes where the smell hit me before I fully opened the door and I had to make a split-second decision about my face. You learn to breathe through your mouth. You learn to open windows casually. You learn to say "interesting" a lot.
I will never yuck anyone's yum. People decorate how they want and that is their right. But I have stood in rooms where every single wall was a different intense color and calmly said "paint is an easy fix" more times than I can count. I have seen taxidermied animals arranged in what appeared to be a dinner party scene. I have seen a bathroom tiled entirely in a pattern I can only describe as "ambitious." I smiled. I said nothing. I meant it when I said paint is an easy fix.
Professional photography is a gift to sellers. It is also occasionally used as a superpower of deception. I have arrived at homes where the "spacious living room" was photographed with a wide-angle lens that made it look three times its actual size. I have seen "cozy" mean something I was not prepared for. I have watched buyers walk in, look around, look at me, look back at their phone, and then look at me again. This is why I always tell my sellers — list it right. The showing is the truth. The photos just get them in the door.
This one isn't funny — it's actually my favorite thing in the world. When you open a door and watch someone's whole face change. They stop talking. They slow down. They start touching the walls. They're already moving in. I've seen it happen in a tiny bungalow in St. Pete, in a brand new Wesley Chapel build, in a waterfront condo with a view that made a grown man go completely quiet. That moment — after all the cats and the smells and the waving sellers — that moment is why I do this.

So when Governor DeSantis said he wants to eliminate homestead property taxes, people paid attention — some cheered, some didn't.
And honestly? It's worth understanding — because whether you're already here or thinking about buying, this affects you.
As a Realtor, I have my own opinions about the politics — but that's not what this is about. What I care about right now is what this means for homeowners and buyers. So let me break it down the way I see it.
The proposal — called "Save Our Homes from Excessive Property Taxes" — has to go to Florida voters on the November 2026 ballot. It needs 60% approval to pass. If it does:
That means the first $250,000 of your home's value would be completely tax-free. DeSantis says that covers about 60% of homesteaded residents right out of the gate — they would in fact pay zero property taxes.
If you establish Florida residency after January 1, 2027, you have to maintain that residency for up to five years before you qualify for the expanded exemption. You won't be left completely out — you'd still get the current exemption — but you wouldn't see the big benefit right away. It's a ramp-up process for new Floridians.
That means if you're on the fence about buying in Tampa Bay and you see this as a benefit to owning a home here, you need to take action now.
Current homesteaded owners get grandfathered in from day one. New residents wait up to five years.
For people who have watched their tax bills climb every single year while their income didn't, this is real relief. If you're a retired couple on a fixed income trying to stay in the home you've owned for 20 years, this could be the difference between staying and being forced out. That's the current reality — I've seen it happen.
For new buyers, meaningful tax savings increase purchasing power. Someone who was stretched at today's prices will get breathing room. That's good for buyers and for the overall health of the market.
I'm going to be honest with you — there are legitimate questions here that haven't been fully answered.
Local governments fund police, fire, schools, and roads largely through property taxes. St. Petersburg alone estimates this proposal would cost the city $38 million in 2028, growing to $75 million by 2029. We're talking about impacts on libraries, parks, senior programs like Meals on Wheels, and affordable housing. Multiply that across every county in Florida and you're talking about billions of dollars that have to come from somewhere.
DeSantis has said the state would step in to help cover core services — but whether that actually happens the way it's promised is a fair thing to wonder about, and perhaps worry about.
The other thing: this still has to pass in November with 60% of the vote. That's a high bar. For context, Amendment 4 on abortion rights got 57% in 2024 and still failed.
This is not guaranteed.

This is a true story from the Tampa Bay area. It's not the first time I've seen it. It won't be the last. But it's the one I keep coming back to — because one phone call would have changed everything.
Before I tell you this story — I need you to promise me something. If anyone ever asks you to sign something before you've spoken to your own agent — stop. Read this first. Then decide.
I've been doing this for 10 years. This one still keeps me up at night.
A few weeks ago I got a call from someone I know. Her father — 86 years old — owned their home. Had for decades. She was ready to sell and wanted to know if I could help.
Of course. That's what I do.
She warned me upfront that the home was in rough shape. The home could no longer qualify for traditional insurance coverage — it would fail a four-point inspection — so the mortgage company had forced them into a bare-bones policy. It's a completely standard arrangement that a good realtor can negotiate into any sale.
What should I do if a family member signed a contract they didn't fully understand?
Contact a real estate attorney immediately — not another agent. Once a contract is signed, a licensed realtor legally cannot interfere with that agreement. An attorney can review the contract for misrepresentation, fraud, or elder exploitation and advise on whether there are grounds to contest it. Time matters. Don't wait.
