The short version
Clearwater is two markets. On the mainland, a typical single-family home sold for about $430K last quarter, and condos often sell for well under $200K. Cross the causeway to Clearwater Beach and it's a different world, with houses starting around $1.1 million.
Buyers have some room to work with right now. The typical single-family home sold for about 98% of its list price, and condos for about 96%. Cash is common, especially for condos, so a strong pre-approval and clean terms still matter.
Why people start here
Clearwater is a big tourist destination, and for a lot of my out-of-town buyers, it's the first place they picture when they think of moving to Tampa Bay. The beach is the draw, and it's earned its reputation.
It's also easy to get around from. US 19 runs north to south through the middle of the city, the Courtney Campbell Causeway takes you across the bay to Tampa and the airport, and the Bayside Bridge gets you south toward St. Pete and I-275.
The honest trade-off: traffic is not fun, especially getting onto the beach in season. And prices swing a lot from one part of the city to the next, which is why the next section matters.

Clearwater Beach & Island Estates
Beach condos, high-rises and waterfront homes, most of them on the water or a short walk from it. Here the flood zone, the elevation and the insurance quote matter as much as the price.
Countryside
Clearwater's north end has some of the newest housing in the city, much of it from the 1970s and '80s. Homes tend to be larger, and about three out of four houses that sold here had a private pool.
Downtown & close-in neighborhoods
Older homes on established streets near the downtown waterfront, many of them from the 1950s. Houses are smaller here, often under 1,500 square feet, so check the layout, not just the price.
Central Clearwater
Mostly mid-century block homes and older condo communities along US 19. This is where your money goes furthest for a house in Clearwater, and there are plenty of condos nearby under $150K.
Most Clearwater homes are older
About 8 in 10 single-family homes that sold in Clearwater last quarter were built before 1980. That's normal for Pinellas County, and it changes what you need to check.
A lot of Clearwater was built out in the 1950s, '60s and '70s, which means concrete block homes, terrazzo floors and plenty of updates done over the years, some better than others.
Condo buildings are older too. On the mainland, the typical condo, townhome or villa that sold was built around 1980, and many are in communities from the late '60s and '70s. That's why the condo checks below matter so much here.
On any older home, I'll have you look closely at
- The roof's age and condition
- The electrical panel and wiring
- The plumbing, including any original pipes
- The 4-point and wind mitigation inspections insurers usually ask for
Before you buy in Clearwater
This is the part out-of-town buyers can't get from a listing site. I read the data on every home before you make an offer.
Know the flood zone and the elevation
Hurricane Helene's storm surge in 2024 hit Clearwater Beach, Island Estates and low-lying areas along the water. Ask for the flood zone and an elevation certificate, and look at how the home did in 2024.
Read the seller's flood disclosure
Florida sellers must give you a flood disclosure at or before signing the contract. It covers past flood insurance claims and any federal help received for flood damage.
Get insurance quotes early
Price out homeowners and flood insurance during your inspection period. Near the water in Clearwater, insurance can change what a home really costs you each month.
Look hard at condo finances
Florida now requires structural inspections and reserve studies for many condo buildings, which can mean higher fees or special assessments. Ask for the budget, the reserve study, recent inspections and any planned assessments, along with the rules on rentals and pets.

It depends on where. For single-family homes that sold July 10 to October 8, 2026, the middle half of sales ran roughly $285K to $405K in central Clearwater along US 19 (33763), roughly $310K to $455K downtown and in the close-in neighborhoods (33755, 33756), and roughly $560K to $760K in Countryside (33761). On Clearwater Beach, the few houses that sold went for $1.1 million and up.
How much is a condo in Clearwater?
On the mainland, the middle half of condo, townhome and villa sales ran roughly $115K to $245K, and about a third of all Clearwater condo sales were under $150K. Clearwater Beach is a different market: the middle half there ran roughly $455K to $1.05M. Those figures are for sales that closed July 10 to October 8, 2026.
Is Clearwater Beach part of Clearwater?
Yes. Clearwater Beach and Island Estates are part of the City of Clearwater, and both use the 33767 ZIP code. Neighbors like Dunedin, Safety Harbor, Largo and Belleair are their own cities, and some addresses with a Clearwater mailing address are actually in unincorporated Pinellas County. I'll check which one a home is in, because it affects things like taxes and rules.
How fast are homes selling in Clearwater right now?
For sales that closed July 10 to October 8, 2026, the typical single-family home took about 30 days to sell and went for about 98% of its list price. Condos, townhomes and villas took about 63 days and sold for about 96% of list. Ask me for this month's numbers, because they change.
Do I need flood insurance in Clearwater?
If the home is in a high-risk flood zone and you're using a federally backed mortgage, your lender will require it. Even outside those zones, it's worth pricing out, because a standard homeowners policy does not cover flood damage. That matters most on Clearwater Beach, Island Estates and near the water on the mainland.
Is Clearwater cheaper than St. Pete?
In general, yes, for single-family homes. Downtown St. Pete and the Old Northeast are the priciest parts of Pinellas County, and most mainland Clearwater neighborhoods come in below them. Clearwater Beach is the exception. Prices vary a lot by neighborhood in both cities, so compare the specific areas you're considering.
