So You Want to Live in
Largo, Florida.
What your budget buys, where, and what to check before you fall in love with a house. From a Realtor® who has helped a lot of buyers and sellers here.
The short version
Largo sits right in the middle of Pinellas County. A typical single-family home sold for about $420K last quarter, and a typical condo, townhome or villa for about $215K. You're close to the beaches, Clearwater and St. Pete without paying beach or downtown prices.
Houses here are moving at a steady pace: about 29 days to sell, at about 98% of list price. Condos are slower, which gives buyers more room to negotiate.
Why Largo works for so many buyers
Largo is Pinellas County's third-largest city, and it doesn't feel like a tourist town. It's a place people actually live, with neighborhoods of block homes, parks and the Pinellas Trail running through it.
Largo Central Park, the Florida Botanical Gardens and Heritage Village are all here, and from west Largo it's a quick hop across the Intracoastal to Indian Rocks Beach.
Getting around is straightforward. US 19 runs north and south along the east side, Ulmerton Road takes you east toward I-275 and Tampa, and St. Pete–Clearwater International Airport is just east of the city.
“I've actually sold more in Largo than I have in Clearwater.”

West Largo
The priciest part of Largo, close to the Intracoastal and a short drive to Indian Rocks Beach. About half the houses that sold here had a private pool. Near the water, check the flood zone and elevation as closely as the price.
Central Largo & downtown
Established streets near Largo Central Park and West Bay Drive, many of the homes from around 1960. A wide price range, from modest block homes to waterfront homes on Clearwater Harbor.
Southeast & southwest Largo
A mix of mid-century and 1970s neighborhoods heading toward Seminole and Pinellas Park. Solid middle-of-the-market homes, and southeast Largo had some of the newest houses that sold in the city.
East Largo
Where your money goes furthest for a house in Largo, mostly smaller 1950s and '60s block homes. It's also where about half of Largo's condo and townhome sales were.
Most Largo homes are older
About 8 in 10 single-family homes that sold in Largo last quarter were built before 1980, and about 3 in 10 before 1960. That changes what you need to check.
Much of Largo was built out from the 1950s through the '70s, so expect concrete block homes, many of them updated over the years, some better than others.
Condos and townhomes skew a little newer, with many from the 1980s, but the condo checks below still apply to almost every building.
On any older home, I'll have you look closely at
- The roof's age and condition
- The electrical panel and wiring
- The plumbing, including any original pipes
- The 4-point and wind mitigation inspections insurers usually ask for
Before you buy in Largo
This is the part out-of-town buyers can't get from a listing site. I read the data on every home before you make an offer.
Know the flood zone
Much of Largo sits inland, but homes near the Intracoastal, creeks and low-lying areas can be in high-risk flood zones. Ask for the flood zone and an elevation certificate, and ask how the home did in the 2024 storms.
Read the seller's flood disclosure
Florida sellers must give you a flood disclosure at or before signing the contract. It covers past flood insurance claims and any federal help received for flood damage.
Get insurance quotes early
Price out homeowners and flood insurance during your inspection period. On an older Largo home, the roof and the insurance quote can change what the house really costs you each month.
Look hard at condo finances
Florida now requires structural inspections and reserve studies for many condo buildings, which can mean higher fees or special assessments. Ask for the budget, the reserve study, recent inspections and any planned assessments, along with the rules on rentals and pets.
What Largo clients say
Dawn has helped me sell yet another house — my third successful transaction with her! She is an expert on pricing and both of my houses sold fast. She really goes above and beyond, working crazy late and early morning hours as well as weekends. I would recommend Dawn to anyone looking to sell OR buy.
She was able to perform fantastic negotiations for us, kept us in the loop about everything, and addressed any concerns we had along the way. We have heard of friends having horror stories while buying their home, but not us. The only surprise we had was closing on our home in just THREE weeks for an FHA loan! She always made us feel like we were her only client.
Dawn spent an incredible amount of time researching properties within my budget. After quite a few listings we struck gold — and within hours we had an offer out. Dawn was on top of the whole transaction from start to finish. In the end I have a home in a great neighborhood at an affordable price.
Largo questions, answered
How much does a house cost in Largo, FL?
For single-family homes that sold July 10 to October 8, 2026, the typical Largo house sold for about $420K, and the middle half of sales ran roughly $335K to $530K. East Largo (33771) was the most affordable at roughly $285K to $425K, and west Largo toward the Intracoastal (33774) the priciest at roughly $400K to $655K.
How much is a condo in Largo?
For condos, townhomes and villas that sold July 10 to October 8, 2026, the typical sale was about $215K, and the middle half ran roughly $165K to $310K. About 1 in 5 sold for under $150K.
How fast are homes selling in Largo right now?
For sales that closed July 10 to October 8, 2026, the typical single-family home took about 29 days to sell and went for about 98% of its list price. Condos, townhomes and villas took longer, about 83 days, and sold for about 96% of list. Ask me for this month's numbers, because they change.
Is Largo close to the beach?
Yes. West Largo sits just across the Intracoastal Waterway from Indian Rocks Beach, and most of the city is a short drive from the Gulf beaches. Living a few miles inland usually means lower prices than on the beach itself, but check the flood zone on any home near the water.
Do I need flood insurance in Largo?
If the home is in a high-risk flood zone and you're using a federally backed mortgage, your lender will require it. Much of Largo sits inland, but homes near the Intracoastal, creeks and low-lying areas can be in high-risk zones. A standard homeowners policy does not cover flood damage, so check the zone and price out a policy before you commit.
Are older homes harder to insure in Largo?
They can be, and most Largo houses are older: about 8 in 10 single-family homes that sold last quarter were built before 1980. Insurers usually want a 4-point inspection (roof, electrical, plumbing, and heating and air), and roof age matters a lot. A wind mitigation inspection can lower the premium. Get a quote during your inspection period, not after.
